  • Bookings – All bookings are made on a first come first serve basis.
  • Deposit, Cancellation and Insurance – A contract is made between us once I have received your deposit within 7 days of your reservation. The deposit is equal to the first nights stay. For your security we prefer this to be paid by phone, using either a debit/credit card or by BACS transfer for those with a British bank account only. From that time any deposit you have paid is non- refundable (*please do not send credit/debit card details by e-mail).

    If you need to cancel please contact us immediately, this also includes one member of a party. For cancellations made up to 21 days before your date of arrival, the deposit will be retained but can be used against a future booking taken within 12 months of the cancellation. For cancellations made after this time, or by failing to take up the booking without cancelling, you will be liable for the total amount. For this reason we strongly recommend that you take out travel insurance, for any unforeseen cancellation, which is inexpensive and can be obtained from any good broker such as www.guestfirst.co.uk

  • Check in  Your accommodation is available from 4.00 pm on the day of arrival. I would appreciate it if you could phone or email a couple of days before your stay to give me some idea of your arrival time so that there is someone to welcome you, once here you will be given a key so you can come and go as you please.

  • Check out. – I ask that you please vacate your room by 10am unless prior arrangements have been made.

  • Damages and Breakages Please take care of our home. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. I do not normally charge for breakages, but reserve the right to charge for repair or making good if the damage is significant.

  • Data – Some of the data gathered during the course of this booking may be held on computer. I would like to hold this data after your visit to be able to inform you of future offers. If you would prefer myself not to hold this information please let me know.

  • Liability – I do not accept liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves.

  • Non-Availability –  I would only cancel your booking if your accommodation was unavailable for reasons beyond our control e.g. fire, flood etc. We would attempt to find you alternative accommodation, however if this is not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability will not extend beyond this refund.

    In addition, whilst we will do our best to accommodate individual requests, I cannot always promise to reserve the preferred choice of room.

  • Prices – The price includes accommodation and breakfast only. All extras such as evening meals, packed lunches, laundry are additional with the exception of tea and coffee trays and your complimentary tea and scones on arrival. Our preferred method of payment is cash or debit card, but do accept most major credit cards. We reserve the right to change our prices at any time, This does not affect bookings already made.

  • Dogs – By prior arrangement only. Dogs staying in the house are charged at £15 per dog per night, dogs are only allowed in room 1 and 2. No dogs except assistance dogs allowed in the lounge or dining room. Dogs are not allowed on beds or furniture. Dogs must not be left unattended in bedrooms. Please bring dog basket, cage or blankets for your dog/s.
  • Children – Sorry we no longer take children under 12 years of age.

  • Beera Farm is a non smoking establishment.
